Terms of Service

The rules of the road for using Bunkie — written plainly, so you actually read them.

1. Acceptance of Terms

By submitting an application, accessing a shortlist, or using any part of Bunkie’s service, you agree to be bound by these Terms of Service. If you do not agree, do not use Bunkie.

2. Eligibility

Bunkie is currently available to students — undergraduate, Master’s, PhD, and NYSC-adjacent. Bunkie may verify eligibility as part of the application process and may decline applications that do not meet current eligibility criteria.

3. Matching & Behavior Disclaimer

Bunkie matches Users based on information self-reported by each User at the time of application, including but not limited to budget, location, sleep schedule, noise tolerance, cleanliness, and guest preferences (“Stated Preferences”). Bunkie does not independently verify, monitor, or guarantee that a user’s conduct after being matched, or after move-in, will conform to their Stated Preferences. Any change in behavior, habits, or compatibility occurring after a match is confirmed is outside Bunkie’s control and Bunkie disclaims liability for any resulting dispute, financial loss, or harm between roommates.

4. ID & Guarantor Verification Scope

Bunkie’s verification process confirms (a) a user’s government-issued identification and (b) the existence and contactability of a guarantor named by that User. This verification does not constitute an assessment, endorsement, or guarantee of the User’s character, reliability, honesty, financial responsibility, or ongoing conduct. Verification is a point-in-time check performed prior to match confirmation and is not continuously monitored thereafter.

5. Sublet / Landlord Consent Responsibility

It is the sole responsibility of the primary tenant to obtain any landlord or property owner consent required under their tenancy agreement or applicable law before adding a roommate to a leased premises. Bunkie does not verify landlord consent on a user’s behalf and facilitating a match through Bunkie does not constitute confirmation that such consent exists or has been granted. Users acknowledge that occupying a premises without required landlord consent may constitute a breach of their tenancy agreement, for which Bunkie bears no responsibility or liability.

6. Rent-Split Agreement Non-Party Status

Bunkie may provide Users with a template Rent-Split Agreement for use between roommates. This optional document is executed solely between the Users and Bunkie is not a party, witness, signatory, or guarantor to it. Bunkie does not enforce, mediate, or adjudicate disputes arising from a Rent-Split Agreement, and any obligations under it are strictly between the participating Users.

7. Fees and Payment

Identity verification, guarantor checks, and shortlist previews are provided free of charge. A fee of ₦20,000 applies once a User selects a match and requests an introduction; this fee unlocks the match’s name, contact details, and direct communication. This fee applies to both parties in a potential match, regardless of whether either party currently holds an existing tenancy. If a selected match declines the introduction, the paying User may select an alternative match from their existing shortlist at no additional charge. Bunkie does not guarantee that any paid introduction will result in a confirmed match, cohabitation, or ongoing compatibility.

8. Refunds

Bunkie’s general position: fees paid for an unlocked introduction are non-refundable once the introduction has been provided, as the fee is charged for the introduction itself, not for a guaranteed outcome. Bunkie’s position on refunds where no shortlist match can be offered within a reasonable period is FOUR WEEKS.

9. Realistic Timelines for Disputes and Removal

Bunkie does not have the authority to remove any User from a leased premises. Any removal or eviction is governed solely by the applicable tenancy agreement and Nigerian tenancy law, which generally requires formal notice periods (commonly one month for monthly tenancies, up to six months for yearly tenancies, unless otherwise specified) followed by a court process. Bunkie’s role in any dispute is limited to facilitating communication and, where appropriate, mediation between Users — Bunkie cannot guarantee a fast resolution or removal of any User from a shared residence.

10. User Conduct

Users agree to provide accurate, truthful information on all forms and during verification. Users agree not to use Bunkie to harass, defraud, or misrepresent themselves to another User. Bunkie reserves the right to suspend or deny service to any User found to have provided false information or engaged in conduct that endangers another User.

11. Limitation of Liability

To the maximum extent permitted by law, Bunkie’s liability for any claim arising from use of the service is limited to the fees paid by the User in the twelve (12) months preceding the claim. Bunkie is not liable for indirect, incidental, or consequential damages, including but not limited to loss of rent payments, personal property, or emotional distress arising from a roommate match.

12. Data Protection

Bunkie collects and processes personal data, including identity documents and guarantor contact information, in accordance with the Nigeria Data Protection Act 2023. Users consent to this processing as a condition of using the verification and matching service.

13. Intellectual Property

All content, branding, and materials provided by Bunkie remain the property of Bunkie. Users may not copy, redistribute, or use Bunkie’s templates (including the Rent-Split Agreement or Compatibility & Conduct Agreement) for any purpose outside their intended use between matched Users.

14. Termination of Access

Bunkie may suspend or terminate a User’s access to the service at its discretion, including for providing false information, violating these Terms, or engaging in conduct harmful to other Users or to Bunkie.

15. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the Federal Republic of Nigeria. In the event of any dispute arising out of or relating to these Terms or the use of Bunkie’s services, the parties agree to first attempt resolution through good-faith mediation before pursuing litigation. Nothing in this clause prevents either party from seeking urgent injunctive relief where necessary.

16. Changes to These Terms

Bunkie may update these Terms from time to time. Continued use of the service after changes take effect constitutes acceptance of the updated Terms.
